Pacific Palisades Manufactured Home Facts
- Homes are Located on PCH between Sunset Blvd. and Temescal Canyon Rd. The two major parks are called Tahitian Terrace and the Palisades Bowl.
- Many homes offer 180 degree, unobstructed ocean views and large decks. All are steps from Will Rogers’s beach.
- There are some homes that are brand new and some have been gutted and remodeled with many upgrades including wood floors and granite counter-tops
- Both Tahitian Terrace and the Palisades Bowl have swimming pools. Tahitian Terrace has an additional recreation center with a weight room.
- You own the structure and lease the land.
- You do not pay 1.25% on the sale of the home in property taxes as you do not own the land.
- Instead of paying homeowners association dues you pay space rent.
- Both Tahitian Terrace and the Palisades Bowl are protected under rent control. The rent varies from house to house.
- You own your structure and can replace or remodel it. Check with park management to get approval.
- Regarding financing: you must have 20% down. Only certain lenders will loan to manufactured homes. Some sellers are open to carry-back financing – the buyer may only need 10% down.
- All potential home owners must meet park approval.
- Palisades Bowl is in the process of being subdivided. The land will be offered for sale to people who own the manufactured homes. If manufactured homeowners do not want to buy the land, they can continue to rent. The land will be sold at fair market value of similar parks are also zoned for manufactured homes.
- The owners of Tahitian Terrace have stated their intention to sell the park but at this point it is preliminary discussion.
